FSBO Websites can be
subdivided into two broad categories: UNASSISTED (or
pure) FSBOs, which are really mere advertising services (and most
contain a disclosure to ensure they aren't confused with offering
real estate services) and ASSISTED FSBOs (AFSBOs), which were
discussed in some detail on the
real estate industry controversies / problems
page.
AFSBOs entail low, flat-fee
MLS capability allowing the client to reallocate the LISTING agent
fee which would have otherwise been applicable with a "traditional"
listing (and which is lowered significantly by using an AFSBO) to the BUYING AGENT (who brings
the "loaded gun" making the sale a reality).
Many FSBOs offer a
choice of assisted or unassisted. Listed below are some of the
most prominent FSBO sites by classification of UNASSISTED or
ASSISTED:
UNASSISTED (i.e. no
provision for listing property in MLS):

(Baton Rouge's most prominent site -- packages range from $99 to
$249).

(listing on site is FREE -- site registered to principal of
Suncap Mortgage in Baton Rouge).

FREE -- site registered to Jan Stubbs who relays the site is paid
for by
sponsors listed under the "resources" tab whom they hope visitors
will consider utilizing).

(Fees not disclosed but must contact "consultant" -- stipulates
visitor must attest to NOT being an
agent before
homeowners' contact information is provided -- apparently the
designers of this site
aren't familiar
with buyer agency agreements in which the buyer agrees to compensate
his or
her own agent!!)
TheYellowSign.com
(Fees not disclosed but must contact "consultant" --
has generated almost ZERO interest
in Louisiana).
ASSISTED (i.e. provision
for low, flat-fee listing of property in MLS):

GBRAR MLS at flat fee of $495 plus whatever client chooses to pay a
buying agent).

client chooses to pay a buying
agent. His system is HIGHLY automated with even property
disclosure forms allowing for
e-signature and enabling homeowners to obtain a Username and
Password to initiate MLS
price changes themselves.)

distinction regarding
this company's fee is that it is paid at closing (vs.
up-front), so, if the home doesn't sell,
the client isn't out any outlay).

As is readily apparent, the
FSBO market (assisted and unassisted) is large. Ignoring the FSBO market is
tantamount to voluntarily
excluding TONS of nice homes available on the market which, in turn,
reduces the chances of finding your dream home. |
